PHYSICAL INSPECTION!
Now that you're in escrow, the next step is to get a licensed and knowledgeable
home inspector. It's a very important step to do for first time home buyers. The home inspector
will crawl under the house, if it's a raised foundation, climb to the roof and do a thorough
examination of the whole house. This is essential not only for REO's, short sale, or even standard sale.
He or she will check all the nooks and crannies, plumbing, electrical, heating and if there's air conditioning,
check the system.The inspector will jot down all the problems he observed and tested, and take pictures ( this
is very important) to show to the buyer and seller. AFter the inspection, the home inspector will walk the buyer
through the whole process. The inspector will show the electrical panel, the gas meter, the water meter. This is
essential so the first time home buyer or even investors, sellers that want to buy a second home, will know
the location of the emergency shutdown of all these utilities.
The cost ranges from $200.00 to sometimes up to $500 depending on the size of the house.
Home inspection is a very powerful tool for the buyer in negotiating repairs necessary so, the seller will either
fix the problems or just give credit. Depends on how the real estate agent and buyer wants to
proceed but of course the seller should be a willing participant..
The trend this days that I encounter especially REO's and short sale is "AS IS"...on the seller standpoint
they won't do any repairs. For first time home buyers, you have to remember, in any real estate transaction
everything is negotiable. There's 17 days built into the contract when you can either back out or proceed.
